REAL PROPERTY:The Seller grants the Agency the exclusive right to sell the property located at:

LISTING PRICE:The Property will be listed at the following price: LKR. [Amount]. The Seller and Agency may agree to adjust this price based on market conditions.
TERM:This Agreement shall begin on [Start Date]and expire at midnight on [End Date – 6 months from the start date].
AGENCY COMPENSATION:
Commission:If the Property is sold during the term of this Agreement, the Seller agrees to pay the Agency a commission of 3 %Â of the total purchase price.
Cooperation:The Agency is authorized to cooperate with other brokers and may share a portion of the commission with a buyer’s agent.
AGENCY DUTIES:The Agency agrees to:
Market the property through the Multiple Listing Service (MLS), social media, Newspapers, TV / Radio Advertising, Social Media, Agency website and signage or any other way that the agency prefer.
Acquire potential buyers and coordinate property viewings.
Assist in negotiating offers and closing paperwork.
SELLER DUTIES:The Seller agrees to:
Provide the Agency with keys and access for showings or give the access to the agency and its potential buyers  at a convenient time for both parties.
Disclose all known material defects regarding the property.
Provide with full details and other essential legal documents such as Title Deed, Survey Plan, Non Vesting Certificate or any other document to verify the status of the property.
IF THE PROPERTY WAS SOLD WITHOUT INVOLVEMENT OF THE AGENT :The Seller agrees to inform the agency if the property is sold without the involvement of the agency and remove the property from the agents listing.
TERMINATION:Either party may terminate this agreement within 14 days.
GOVERNING LAW:This Agreement shall be governed by the laws of Sri Lanka
